ORDINANCE CALENDAR NO. 2795 ORDINANCE COUNCIL SERIES NO.
Whereas, the St. Tammany Parish Council has held its public hearing in accordance with law:
Whereas, the St. Tammany Parish Council has found it necessary for the purpose of protecting
the public health, safety and general welfare, to designate the above described property as PUD
(Planned Unit Development) District.
THE PARISH OF ST. TAMMANY HEREBY ORDAINS, in regular session convened that:
SECTION I: The zoning classification of the above described property is hereby changed from
its present SA (Suburban Agriculture) District to a PUD (Planned Unit Development) District.
SECTION II: The official zoning map of the Parish of St. Tammany shall be and is hereby
amended to incorporate the zoning reclassification specified in Section I hereof.
SECTION III: In addition to conditions imposed by the Zoning Commission and the
Department of Planning, the applicant has agreed to stipulations and conditions pursuant to Ord. No.
523, Section 2.0903(B) as follows:

Conduct culvert work and associated drainage improvements for CooCoo's Nest,
Rising Sun, Ramon Road and Pugh Road;
SEVERABILITY: If any provision of this Ordinance shall be held to be invalid, such
invalidity shall not affect other provisions herein which can be given effect without the invalid
provision and to this end the provisions of this Ordinance are hereby declared to be severable.

An Ordinance amending the official zoning map of St. Tammany
Parish, La, to reclassify a certain parcel located on the east side of
Pugh Road, north of US Highway 190 and which property comprises
a total of 44.4 acres of land more or less, from its present SA
(Suburban Agriculture) District to a PUD (Planned Unit
Development) District. Ward 4, District 7. (ZC04-02-011)

Lot 93 to be removed as home site and designated for recreation/green space;

Eliminate Chestnut Street cut through (add lot to same location);
4 4.
Create cul de sac on Misty Creek Drive and eliminate entrance onto Rising Sun;
5 5.
Minimum size of homes to be 1600 square feet;
6 6.
Move treatment plant 75 feet or as far south on non-wet area as possible; said
treatment plant to be concealed by fencing and landscaping;
7 7.
All infrastructure for PUD to be performed at one time; and
8 8.
A $40,000 impact fee shall be dedicated to road and drainage improvements on Pugh
Road and/or the Big Branch area.
REPEAL: All Ordinances or parts of Ordinances in conflict herewith are hereby repealed.
